Three Core Strategies

KDR shall provide investment and management services through "flexible" and "dynamic" real estate investment management based on the three core strategies of KDR: "Consistent External Growth by Making Use of Good Judgment," "Efficient Profit Management" and "Challenge New Business Opportunities.“

Consistent External Growth by Making Use of Good Judgement

KDR will pursue consistent external growth without getting caught in tough price competition by utilizing our good judgment developed as property investment management professionals to select ideal investment opportunities, analyzing the potential earning capacity of land and selecting attractive investments from a variety of opportunities, without limiting investment targets to real estate located in a location with good access to central Tokyo and main stations and real estate with relatively short construction years.

Efficient Revenue Management

KDR will maintain and improve asset value by maximizing rental revenue obtained from the assets under the management, through efficient leasing operation in line with investors’ prospective.

Challenge for New Initiatives

KDR entrusts the investment management to the asset management company that inherits the philosophy and talent of Kenedix, Inc. This assures that the acquisition of stable rental revenues and the stable growth of the asset size, which is the objective of KDR. KDR will also keep challenging new approaches as a J-REIT, through “flexible” and ”dynamic” real estate investment and management, on the premise to stable rental revenues and steady growth of the asset size, which are the purpose of KDR.

External Growth Strategy

Unique Network of the Asset Management Company

KDR leverages the diverse knowledge, experience and specialized skills possessed by the directors and staff of its asset management company, along with the broad information network it possesses in all areas of real estate and finance to collect information on investment opportunities.

Sponsor Support Line

Based on the Sponsor Support-Line Memorandum of Understanding (MOU) (Note), KDR has been given the first option to consider the purchase of real estate, real estate beneficiary interests in trusts, investment in equity in "tokumei-kumiai" (Japanese silent partnership), securities backed by real estate and such that are designated for residential purposes, etc. as their principal use that are owned or managed by Kenedix, Inc.

Warehousing Function

Leveraging the warehousing function of Kenedix and Kenedix Advisors enables KDR to preferentially secure opportunities for acquiring real estate that cannot be immediately acquired by KDR due to reasons such as timing of finance or consistency with its investment standards, and allows the flexible securing of these acquisition opportunities.

Growth Strategy in Partnership with Operators (ORE Strategy)Healthcare Facilities

ORE strategy refers to strategy to provide solutions to management of Operator Real Estate with regard to effective use, opening new facilities, etc. so that healthcare facility operators can grow sustainably.
KDR aim to provide a variety of solutions to operators including helping operators procure funding and streamline their balance sheets, offering facility sale-and-leaseback opportunities based on asset ownership capacity and, regarding developing new facilities, providing development solutions that make use of the knowledge and expertise of our asset manager as well as its development functions.

Internal Growth Strategy

KDR stands in the shoes of investors as it works to maintain and improve rental revenues from real estate owned by KDR through close and strict management of rental revenues.

Maintaining Income Stability

KDR seeks to improve the occupancy rate and endeavors to maintain and improve income, through the enhancement of relationships with tenants and operators and timely leasing activities as well as planned maintenance, repairs and capital expenditures.

Selection of Property Management Company in Line with Each Regional CharacteristicResidential Facilities

With the objective of optimizing revenues, property managers who are thought to have the most appropriate and best suited skills that match the characteristics of each property are selected. KDR strives to accumulate management and operational know-how through long-term collaborative relationships with the property managers, so that each property manager can conduct and maintain their property management operations above a certain level of quality in a continuous and stable manner.

Development of Branding StrategyResidential Facilities

KDR, as a rule, will unify property names and signage under the brand of "KDX Residence," and will strive to maintain and improve asset value in an integrated manner by nurturing a uniform sense of high quality throughout the portfolio.

Establishment of healthcare investment management department with high expertise and abundant experienceHealthcare Facilities

In investment management of healthcare facilities, KDR have established Healthcare Investment Management Department consisting of members with high expertise, extensive experience, and human network.

Stable Earnings through Appropriate MonitoringHealthcare FacilitiesAccommodation

Communication with operators is an important element of our internal growth strategy as it is through this monitoring that we can expect stable earnings in the medium to long term.

Backup Operation FunctionsHealthcare Facilities

KDR have agreed upon or are considering agreeing upon backup operation arrangements with certain sponsors based on sponsor support agreements and certain operators of acquired assets. These allow us to continue operation with a different operator should the management status of one operator deteriorate, etc., preserving the continued stability of our residents.

Broad Support by Sponsor and Support Companies

In addition to support from the sponsor, broad support such as external growth, internal growth, finance and personnel support or provision of experience is provided from each support company. KDR will combine the high level of expertise of the sponsor and each support company and use it for future growth.
